How to clarify possible extras in a quote

Find unanswered questions before an extra becomes a disagreement.

Read the exclusions first

Look for exclusions, provisional sums, allowances and phrases such as “subject to survey”. These are not proof of dishonesty. Ask what each item covers and what information is needed to establish its price.

Follow the whole job

Think through preparation, delivery, installation and finishing. Clarify scaffolding, disposal, electrical or plumbing work, testing and decorating where relevant. An omitted item might be included or excluded: ask rather than assume.

Agree a change process

For hidden conditions, ask what evidence will be supplied, how the proposed work will be priced and who can approve it. Keep the approval in writing before the extra work proceeds.

Further guidance: Citizens Advice: before building work. Requirements vary with the work and location. Check current guidance for your circumstances.
