Roof repair or replacement: questions before deciding
Ask for evidence and a clear explanation of the proposed work.
Start with the findings
Ask where the fault is, how it was identified and whether photographs or an inspection record are available. A leak alone does not establish that a whole roof needs replacement.
Compare the scope and access
Clarify the area, covering, membrane, battens, flashing and drainage involved. Scaffolding, weather protection and waste costs can affect either option. Ask for these to be specified.
Plan for hidden conditions
Agree how hidden damage will be documented and approved. For significant uncertainty or a major commitment, consider an independent qualified inspection. An online checklist cannot diagnose the condition of your roof.
