Why building quotes can vary so much

Compare the scope before comparing the headline total.

Match the specification

Check product brands, quantities, material grades, preparation and finish. Two quotes may describe the same room while supplying different work. Ask each contractor to clarify the same list of requirements.

Compare assumptions and exclusions

One price may include access, waste removal, testing and making good while another excludes them. Allowances and provisional sums also change how much uncertainty remains in the total.

Assess value in context

Availability, overheads, complexity and risk can explain differences. A high price is not proof of overcharging and a low one is not automatically better. Compare what is supplied, who is responsible and what happens if circumstances change.

Further guidance: Citizens Advice: before building work. Requirements vary with the work and location. Check current guidance for your circumstances.
